Before you buy: a checklist

For a builder project, confirm the UP RERA registration number on the UP RERA website and read the registered possession date.
For a YEIDA plot, ask to see the allotment letter, the lease deed, the transfer permission from YEIDA if it is a resale, and a no-dues certificate.
Check how far the sector has actually been developed: roads, power, water and sewer, not just the layout plan.
Ask for the plot's exact sector, number and size, and match it with the YEIDA layout.
Get every charge in writing, including preferential location charge and transfer fee.
Visit in person. A site visit shows what a map and a brochure do not.
Treat any claim of a guaranteed price rise as a sales pitch, not a fact.
